NUOS BMS explainer
Wireless-first BMS

Building intelligence.
Without kilometres of control cabling.

NUOS connects equipment, controllers and operations through a wireless-first BMS architecture— bringing real-time monitoring, automation and actionable visibility to commercial buildings and critical infrastructure.

The Conventional BMS

A different set of
engineering trade-offs.

01
Extensive communication cabling between distributed controllers
02
Conduits, cable trays and structured routing across floors
03
Longer retrofit disruption in operational buildings
04
Server-room and network complexity to commission
05
Difficult to expand after initial commissioning
06
Multiple disconnected operational views across systems

Wired BMS remains a valid architecture for many buildings. What follows is another approach—one particularly suited to retrofits, distributed sites and infrastructure with high communication-cabling costs.

The NUOS Approach

A layered architecture,
linked wirelessly at the field.

Existing or new equipment connects locally to a NUOS controller via RS485 / Modbus RTU. Controllers speak to gateways over a Zigbee 3.0 mesh. Gateways pass data to a local server or cloud platform, feeding a centralised SCADA dashboard—with alerts, analytics and control.

Alerts & Analytics
Actionable, role-based

Zigbee-based communication reduces conventional BMS control cabling between distributed controllers and gateways. Power wiring and wired equipment interfaces (e.g. RS485) may still exist locally. Performance depends on RF design, device density and project-specific engineering.

NUOS does not replace certified life-safety systems. Fire-alarm and safety-critical control are integrated only as read-only status inputs to the BMS view.

The NUOS SCADA

One operational view.
Every station, every system.

Our own SCADA — engineered in-house — surfaces lighting, escalators, lifts, fire-alarm status, ventilation, AC gauges, diesel generator health, LT panel loads, energy consumption and water tank levels in a single, role-based dashboard.

  • Live station faults — instant alerts for lift/escalator stoppage, FACP alarms, HVAC failure.
  • Energy monitoring — track power use across HVAC, lighting, LT panels and vertical transport.
  • Reports — auto-generated performance, uptime and savings reports.
  • Accessible via desktop app — from a station, the depot or the head-office.

Designed for Operational Scale

Five properties, seriously engineered.

01
Faster deployment
Less disruption during retrofit, less structured cabling to plan and pull.
02
Reduced control cabling
Zigbee mesh replaces conventional BMS communication cabling between controllers.
03
Flexible expansion
Add controllers and gateways without re-cabling the field.
04
Centralised visibility
One SCADA view, role-based access, alerts and reports.
05
Local lifecycle support
